Saint Paul Week 1

We just closed on this property in Congress Park on Friday. It is located at 836 Saint Paul Street, Denver, CO. We got into this house on Monday and immediately began work. This is the demo work that has been done after 1 day in the property. We will open up as much of the main level as possible to create a large kitchen and great living and entertaining space. We will also convert the utility room into a bedroom giving the property a fourth bed. This will be much easier to achieve as soon as we get rid of the boiler and radiant heat system and replace it with an HVAC heating and cooling system.

Every property that purchase to rehab has to pass a test of numbers. It has to make sense to us as to how much work is going to be done and how much we will be able to sell it for when we are done. One of the most important numbers that we look at is the return that our investors will get. We want everyone in the deal to come out a winner, from the seller to the contractor and buyer. This includes our investors that put out their money when we secure our properties. The reason that our investors love to work with us is our high interest rates and quick returns that get paid back to them. With many of our investors being people that we know, it is important to us that we keep them happy and keep their investments growing.
